Update: The lender has decline my mortgage application, based on 2007/08 income figures and regardless of the fact we have sufficient equity in another property as security. The bottom line was they were only prepared to look at figures that were 12 months old, despite the fact that in the 2008/09 year we have almost doubled our income. If I was a salaried employee, they wouldn't have cared about 07/08, but would have insisted on my most recent 6 months worth of payslips. Crazy.

Needless to say, we're not taking the first no and are moving on to find another lender.

Does an evaluation of your business count as collateral? But, the 20% plus deposit will be the case for a long time to come.
Good luck with reasoning with the banks. Oxymoron
